Buyer Beware Market

Odds are, you are a person looking for a real estate property and have concluded that now may be the right time to buy!  It is clear that the number of Delaware real estate listings has increased dramatically as compared to the amount of sales in the last few years.  In some cases, this has resulted in opportunities to purchase homes at prices lower than prior years. 

But, does this make every deal the best and most cost effective?  Unfortunately, no.  Sellers of existing homes often are facing difficult situations that make negotiations tricky.  New home builders may have reduced prices.  However, neither they nor their agents, whether a seller’s realtor or builder’s representative, can focus exclusively on your needs, goals, and dreams.  This is true because they are hired to represent the seller’s interest.

 

It is critical that you find a realtor that will be an advocate for you in your purchase of Delaware real estate – one that can help you find the best value to meet your needs.  The Real Estate Buyer’s Agent Council (REBAC) explains that a buyer’s representative has your best interests in mind throughout the entire real estate process and will:

• Evaluate your specific needs and wants and locate properties that fit those specifications. 

• Research the selected properties to identify any problems or issues to help you make an informed decision prior to making an offer to purchase the property. 

• Negotiate on your behalf to help obtain the identified property -- keeping your best interests in mind. 

• Most importantly, fully-represent YOU throughout the real estate transaction.

Look for a realtor with the Accredited Buyer’s Representative (ABR) designation.  Why? These three letters after a REALTOR's name tell you that you will be working with a buyer representative who is committed to your best interests. The ABR Designation is awarded by REBAC to those REALTORS who have met the specific educational and experiential criteria needed to provide the high level quality service required by REBAC.  More details can be found at http://www.rebac.net.
